1. Lofts of Monroe

The Vestcor Companies’ and TVC Development’s Lofts of Monroe is nearing completion. Residents are now moving into the $20-million, 5-story affordable housing project with 108 apartment units at the intersection of Monroe and Davis Streets.

2.Interstate 95 and Interstate 10 Operational Improvements

Construction continues on a $128 million expansion of the Fuller Warren Bridge and I-95/I-10 interchange. The project, which is expected to be completed in summer 2020, will include the addition of a 12-foot shared use path over the St. Johns River, connecting San Marco and Riverside.

Operational improvements and enhancements will be made to the interchange at Interstate 95 and Interstate 10, the Fuller Warren Bridge, and along the east side of U.S.17 north bound between McDuff Avenue and Rosselle Street.

Operational improvements include:

Interstate 95 (Fuller Warren Bridge) improvements:

  • Widening of the Fuller Warren Bridge expanding northbound and southbound lanes from three lanes to four lanes.

  • Adding a Shared Use Path (SUP) on the Fuller Warren Bridge for pedestrians and bicyclists connecting San Marco and Riverside neighborhoods.

Interstate 10 Improvements:

  • Providing a dedicated ramp to Irene and Stockton Street to reduce weaving traffic merging from Interstate 95 southbound to Interstate10 westbound.

  • Widening of overpass from Interstate 95 northbound to Interstate 10 westbound, allowing for future improvements along Interstate 10 westbound.

3. CubeSmart

Structure Development LLC. is in the process of developing a climate-controlled CubeSmart storage facility at Edison Avenue, just southwest of Forest Street.

MEMPHIS, Tenn.–(BUSINESS WIRE)–Jernigan Capital, Inc. (NYSE:JCAP) (the “Company”) announced today that it has closed an $8.0 million investment in a proposed multi-story climate-controlled 749 unit facility in Jacksonville, Florida. The proposed 68,700 net rentable square foot facility will be a ground-up project located on Edison Ave. and will be visible from both Interstates 10 and 95. The proposed facility, which is approximately a half mile from downtown Jacksonville, will operate less than a mile from Brooklyn Station, a new Fresh Market-anchored retail destination and near several new, upscale apartment communities. Construction is expected to begin in the fourth quarter of 2017 and be completed in the fourth quarter of 2018. Structure Development LLC is the developer of the proposed project, and this is the third self-storage development in which the Company and Structure Development have co-invested.

4. Jacksonville Regional Transportation Center

Construction continues on the Jacksonville Regional Transportation Center (JRTC). Anticipated for completion in September 2019 and being built around the Skyway’s Convention Center Station, the JRTC will include a terminal for local fixed bus routes, a First Coast Flyer Bus Rapid Transit hub, Skyway station and administrative offices.

5. SoBA Apartments

Construction is underway on a new 147-unit, 4-story Class A apartment community in the Southbank. Being developed by Catalyst Development Partners, the first residential move-ins at SoBA Apartments are anticipated for Summer 2019.

6. Coastline Drive

Work continues on the City of Jacksonville’s $31 million project to reconstruct the Coastline Drive Bridge, Liberty Street Brige and remove the courthouse parking lot over the St. Johns River. In addition, a new Northbank Riverwalk will be constructed along Coastline Drive, Market Street, Courthouse Drive and Liberty Street. Currently, Coastline Drive and the riverwalk in front of the Hyatt are being redeveloped.

7. Laura Apartments

Ron Chamblin, owner of the city’s largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street. When complete in May 2019, the building will contain four apartments on the upper two floors and a restaurant on the first floor.

8. Elena Flats

Jack Meeks and his wife, JoAnn Tredennick, continue on the extensive renovation of the Elena Flats building at 122 E. Duval St. Plans are to convert the former rooming house into four market-rate apartment units.

9. Broadstone River House Apartments

Construction continues on the Alliance Residential Company’s Broadstone River House Apartments project on the Southbank. The 265-unit multifamily project will replace a 3.7-acre surface parking lot adjacent to the Duval County School Board building.

10. Riverplace Boulevard Roadway and Streetscape Improvements

Construction continues on the City of Jacksonville’s enhancement of the Southbank’s Riverplace Boulevard. When complete, the four lane road will be reduced to three and include wider sidewalks and protected bicycle lanes.

11. Jacksonville Self Storage

Construction continues on a five-story, 90,000 square foot self-storage building at the intersection of Myrtle Avenue and Elder Street. The climate-controlled self storage facility is being developed by the Nuvo Company, LLC.

12. Houston Street Manor

Beneficial Communities, LLC, an affordable housing developer, is in the midst of transforming a vacant lot at 139 North Jefferson Street into a 72-unit senior housing development. When complete, the $8.6 million, seven-story building will contain five floors for apartments over two stories of parking.
