13. Burlock & Barrel Whiskey Distillery
The retrofit of a historic Brooklyn warehouse at 417 Magnolia Street for the Burlock & Barrel American Distillery continues. Burlock & Barrel’s plans for the structure include a 3,000 square foot whiskey distillery to produce premium spirits and 3,400 square feet of space for on site point of sales.

14. Lofts at Jefferson Street Station
Construction is underway on the Lofts of Jefferson Street Station project just south of the JTA Skyway’s Jefferson Street station between West Bay and Water Streets. Being developed by Jacksonville-based TVC Development Inc., 80 units of the 133-unit multifamily project will be set aside for affordable housing. The remaining 53 units will be dedicated to workforce housing. In addition, the five story structure will consist of four residential floors over one level of parking with 150 individual spaces. Other components of the Lofts at Jefferson Station include 5,489 square feet of recreation/open space, a second floor fitness center and a fifth floor amenity area overlooking the downtown skyline.

15. The Barnett
The SouthEast Development Group’s restoration of the old Barnett National Bank building continues at the intersection of Laura and Adams Streets. When complete, the Barnett will include 50,000 square feet of commercial office space and 100 apartments. The apartments, which will fill the top 11 floors of the 18-story building, should be ready by spring 2019.

16. Vagabond Coffee Company
Vagabond Coffee plans to open a new 550 square foot storefront at 223 Hogan Street on Wednesday, November 7th. The downtown location will serve Vagabond’s various blends of coffee, cold brews and espressos in addition to handmade pastries and cookies. In addition to typical coffee-shop items, the downtown location will also introduce a selection of sandwiches as well as a bodega counter where various dry goods will be sold.

17. Manhattan Sports Bar and Lounge
Quincy Benton plans to open the Manhattan Sports Bar and Lounge in Downtown’s Elbow District. The 2,881-square-foot space is described as a New York-themed establishment designed to capitalize on the speakeasy buzz taking place around the country. In addition craft cocktails, Manhattans and draft beer, the 150 seat space will include an outdoor beer garden and serve small-plate Southern fare along with New York favorites. Benton’s goal is to open the bar no later than year’s end.
18. Old County Courthouse and City Hall Annex
The City of Jacksonville is preparing to demolish the former seven-story Duval County Courthouse and 16-story former City Hall Annex buildings. $8 million in the City’s 2018 budget has been set aside to tear down the buildings in anticipation of future development.

19. Mathers Social Gathering
Orlando-based Mathers Social Gathering is planning to open on the second floor of 120 East Forsyth Street. The Mathers Social Gathering concept is described as a swanky, sophisticated hideaway that serves classic cocktails. 120 E Forsyth LLC recently acquired the building and plans to lease the first floor to a complementing venue.

20. Faben Obstetrics and Gynecology
A $1.19 million tenant build-out is under way at 1510 Riverplace Boulevard in a space formerly occupied by Morton’s The Steakhouse. When complete, the 8,000-square-foot building will become a medical office for Faben Obstetrics and Gynecology.

21. Baptist Medical Center New Central Identity and Entrance Experience

22. Greyhound Bus Station
Demolition crews continue to clear the former Greyhound station site at 10 North Pearl Street. Built in 1956, the former 18,000-square-foot bus terminal was acquired in December 2017 by Miami-based real estate investor Ramon Llorens in December for $2.78 million under the name AK Pearl LLC. Current plans call for the property to be used as a surface parking lot.

23. Ambassador Hotel
Augustine Development Group has applied for a permit to begin interior demolition work on the restoration of the long closed Ambassador Hotel. The St. Augustine-based developer plans to invest $15 million to retrofit the 95-year-old building into a 100 room luxury hotel with a rooftop bar. Additional plans for the site involve the construction of a $38 million, 200-unit apartment complex and parking garage with retail and restaurant space. Chains being considered for the building at 404 North Julia Street include Cambria and La Quinta.

24. Jones Brothers Furniture Building
Ace Jax LLC. intends to develop the 7-story, 39,000-square-foot Jones Brothers Furniture building as a mixed-use project featuring 28 apartment units along with a coffee shop at street level. In addition, the phased project includes the restoration and conversion of the former Western Union building next door into 9,600 square feet of retail and dining space.
