26. Riverside Village

Blue Orchid Thai Cuisine is in the process of building out a second Jacksonville location at 1551 Riverside Avenue. Located in a former dermatology office, the restaurant is a part of a mixed-use project called Riverside Village near Memorial Park. Owners Jeff and Bam Schofield are building-out a former dermatology office at 1551 Riverside Ave. at what is now called Riverside Village near Memorial Park. When complete, Riverside Village will be the result of a mix of modern and historic properties converted into restaurant, retail and residential space.

27. Tipsy Manatee

The owner of Downtown’s The Volstead speakeasy-style bar plans to open a new venue at 2695 Post Street in Riverside. The new bar will be called Tipsy Manatee.

28. The Local

The Local is planning a third Jacksonville restaurant location in Five Points. The building at 803 Lomax Street was previously occupied by Wells Fargo Bank.

29. Homespun Kitchen

A healthy, fast food concept called Homespun Kitchen will be opening a new location at 1030 Oak Street in Five Points. Like the original Atlantic Beach location, the new venue will feature all-natural, biological, plant-based cuisine such as coffee, smoothies, and homemade baked goods, bread, desserts, and snacks.

30. Ortega Park

Ortega Park Master Plan

The redevelopment of Roosevelt Square continues. Originally opening as an open air shopping center in 1961 and converted into an enclosed mall in 1968, Roosevelt was retrofitted back into an open air plaza by Atlanta-based Dewberry Capital Corporation in 1997. Current plans call for revamping the shopping center into a 28.4 acre mixed use development called Ortega Park. As much as 100,536 square feet at the 311,220 square foot shopping center either has been or will be razed soon. 93,275 square feet of new retail and dining space will be added, along with an internal roadway and parking circulation system that will include two roundabouts.

31. The Courtyard on College

A partnership between JWB Real Estate Capital and Hart Resources LLC is in the process of developing an infill community named The Courtyard on College. The 1.1 acre project will be designed as a modern bungalow court style community with 19 single family houses.

32. State Road 211 (St. Johns Avenue) Improvements

The Florida Department of Transportation (FDOT) recently started construction on intersection improvements along St. Johns Avenue (State Road 211) from Herschel Street to Canterbury Street. Improvements include replacing two signalized intersections in the area with roundabouts, sidewalk enhancements, new parking over Fishweir Bridge and new signage. The $1.2 million project is expected to be completed in Summer 2022.

33. Mixed Fillings Pie Shop

Mixed Fillings Pie Shop, a family-owned and operated pie shop at 2251 Oak Street, is in the process of relocating to a new location on Park Street in Five Points.
