1. Vista Brooklyn

Construction continues on a 10-story, 308-unit high-rise apartment tower at the intersection of Riverside Avenue and Jackson Street in Brooklyn. Apartment units will include 219 one-bedroom and studio units, 81 two-bedroom and eight three-bedroom units. Amenities include a rooftop pool, beer garden and a 450-space parking garage. In addition, 14,000-square feet of street level retail space will be built along Riverside Avenue. It is anticipated that the $60 million project will be completed in 2021.

2.Interstate 95 and Interstate 10 Operational Improvements

Construction continues on a $128 million expansion of the Fuller Warren Bridge and I-95/I-10 interchange. The project, which is expected to be completed in summer 2020, will include the addition of a 12-foot shared use path over the St. Johns River, connecting San Marco and Riverside. Operational improvements and enhancements will be made to the interchange at Interstate 95 and Interstate 10, the Fuller Warren Bridge, and along the east side of U.S.17 north bound between McDuff Avenue and Rosselle Street.

Operational improvements include:

Interstate 95 (Fuller Warren Bridge) improvements:

  • Widening of the Fuller Warren Bridge expanding northbound and southbound lanes from three lanes to four lanes.

  • Adding a Shared Use Path (SUP) on the Fuller Warren Bridge for pedestrians and bicyclists connecting San Marco and Riverside neighborhoods.

Interstate 10 Improvements:

  • Providing a dedicated ramp to Irene and Stockton Street to reduce weaving traffic merging from Interstate 95 southbound to Interstate10 westbound.

  • Widening of overpass from Interstate 95 northbound to Interstate 10 westbound, allowing for future improvements along Interstate 10 westbound.

3. Old Federal Reserve Bank

Located at 424 North Hogan Street, the old Federal Reserve Bank building, designed by the city’s first female architect Henrietta Cuttino Dozier, is in the process of being renovated into apartments and commercial space by Ellen and Jim Wiss.

4. Jacksonville Regional Transportation Center

Construction is nearing an end on the Jacksonville Regional Transportation Center (JRTC). Anticipated for completion this month, the JRTC will include a terminal for local fixed bus routes, a First Coast Flyer Bus Rapid Transit hub, Skyway station and administrative offices.

5. Dialysis Clinic, Inc.

Construction continues on a $3.8 million, 12,000 square foot building for Dialysis Clinic, Inc. at 615 Park Street. Located at the intersection of Park and Roselle Streets, this property was once used as a surface parking lot for Blue Cross Blue Shield and Fidelity employees.

6. Coastline Drive

Dating back to October 2015, work continues to take place on a $31 million City of Jacksonville project to reconstruct the Coastline Drive Bridge, Liberty Street Bridge and the impacted sections of the Northbank Riverwalk. Construction on the Liberty Street Bridge and riverwalk along Market Street is now underway.

7. Laura Apartments

Ron Chamblin, owner of the city’s largest independent bookstore, is in the process of restoring a three story building at 225 North Laura Street. When complete, the building will contain four apartments on the upper two floors and a restaurant on the first floor.

8. Elena Flats

Jack Meeks and his wife, JoAnn Tredennick, continue on the extensive renovation of the Elena Flats building at 122 E. Duval St. Plans are to convert the former rooming house into four market-rate apartment units.

9. Florida Blue Parking Garage

Site work continues for a project involving the conversion of a stormwater retention pond into an 869-space parking garage for Florida Blue. Intended to pave the way for the development of a $145 million headquarters building for Fidelity National Information Services, Inc. on a Riverside Avenue surface parking lot owned by Florida Blue, the 2.32 acre project is bounded by Edison Avenue, Park, Forest and Magnolia Streets. Additional components of the $22.5 million, four-story project include a 0.05-acre public plaza and future ground floor retail space.

10. Le Mesa Building

SADS Inc. has removed the metal facade of 905 West Forsyth Street in LaVilla in anticipation of restoring the property as a part of a mixed-use infill development that will include a ground floor 5,000-square-foot “upscale neighborhood convenience store” and two additional floors with 16 apartments or condos. A rooftop garden and beekeeping program is also proposed for the 111-year-old building.

11. Residence Inn by Marriott

Greenbelt, MD based Baywood Hotels is in the process of developing a 135-room Residence Inn by Marriott in Brooklyn. Overlooking Unity Plaza, the $10.2 million, seven-story hotel will be located at 357 Oak Street.
