About Pearl Square
The Pearl Square District two million square foot mixed-use neighborhood in downtown Jacksonville’s Northbank being developed by Gateway Jax. Gateway Jax is a Jacksonville-based investment and development firm founded in 2022. When completed, the $750 million development will result in the transformation of nine downtown blocks into a vibrant neighborhood anchored by an urban Publix grocery store where people will live, dine, shop and gather.
Vandeveer (N11)
Delivering in 2026, Vandeveer is a mixed-use building that will bring 205 fully-amentized residential units featuring five ground floor dining options. Formerly known as Parcel N11, Vandeveer was the first major infill building at Pearl Square to breakground back in October 2024.
Porter House Garden
Porter House Garden is one of two green spaces adjacent to the historic Porter House mansion that will serve as central outdoor area featuring activated lawns and lush gardens. When complete, it will face Klutho’s Alley, a retail lined European-style promenade with outdoor dining experiences and walkable neighborhood shops.
