45. Zimmerman Studio

1665 San Marco Boulevard is in the process of being renovated for Zimmerman Studio. The 2,120-square-foot building was originally constructed in 1938.

46. The Station at San Marco

Construction continues on a $32 million urban, infill mixed-use development on the 3.3-acre former Florida Baptist Convention property in San Marco. Called The Station at San Marco, the five-story project is comprised of 345 multifamily units, parking garage and 5,000 square feet of ground-level retail space. Being developed by Block One Ventures and its affiliates, residential amenities will included an expansive fitness center, bike storage, pet spa, clubroom with gaming, lounging and remote work areas, pool courtyard, garden courtyard, and views across the river to downtown Jacksonville from the rooftop pool and sky lounge topping the sixth level of the seven-level, 526 stall parking garage. Completion is anticipated in 2023.

47. East San Marco

Build-out continues for several retail and dining businesses at the East San Marco shopping center. Tenants moving into the Publix anchored shopping center located at Atlantic Boulevard and Hendricks Avenue, include Orangetheory Fitness, Crumbl Cookies, St. Johns Eye Associates, Gemma Fish & Oyster and Foxtail Coffee.

48. Happy Brew

A group affiliated with the Southside United Methodist Church is in the process of opening a coffee shop at 3200 Hendricks Avenue. Happy Brew Coffee Shop will be a visionary not-for-profit 3,760-square-foot coffee shop that will hire young adults with intellectual and developmental differences.

49. The Hendricks at San Marco

Corner Lot Development Group and Harbert Realty Services are in the process of developing The Hendricks at San Marco. Located on Hendricks Avenue adjacent to the new East San Marco Publix, with $21 million, 133-unit multifamily project will include a three-level parking garage and is anticipated to be completed in 2023.

50. The Terraces at San Marco

Construction continues on a 27-unit town house community called The Terraces at San Marco. Bounded by Atlantic Boulevard, Arcadia Place, Minerva Avenue and Alford Place, the development by National homebuilder Toll Brothers will be comprised of five town house buildings with bungalow court style courtyards separating them.

51. The Jack on the Beach Apartments

Vertical construction continues on The Jack on the Beach Apartments at 3428 Beach Boulevard in St. Nicholas. When completed, the Jacksonville-based Chance Partners project will add 295 multi-family units on the 9.96-acre former Southgate Plaza shopping center site.

52. Nineteen Thirty Seven Spirits & Eatery

Jacksonville-based developer Corner Lot and Heartfelt Hospitality is in the process of converting the former Florida Cracker Kitchen restaurant at 1842 Kings Avenue into Nineteen Thirty Seven Spirits & Eatery. The new neighborhood restaurant and bar concept will focus on seafood and coastal cuisine. The restaurant’s name is a tribute to the year the 6,500-square-foot building was constructed.

53. The Vestcor Companies

The Vestcor Companies is in the process of building out its new San Marco headquarters in a 6,553-square-foot space at 1649 Atlantic Boulevard. The $1.2 million project is expected to be completed in in 2023.

54. Taverna Oceana

Sam and Kiley Efron, the owners of San Marco Square’s popular Taverna restaurant, plan to expand with the opening of a raw bar seafood concept next door at 1988 San Marco Boulevard. With recipes influenced by Asian, Latin, American and Mediterranean cuisines, the 78-seat Taverna Oceana restaurant will feature fresh fish and shellfish and will have an oyster and champagne bar where diners can watch their meal be prepared. Connected to Taverna with an open passageway, the Taverna Oceana oyster bar and restaurant plans to open in 2023.
