29. Tipsy Manatee

The owner of Downtown’s The Volstead speakeasy-style bar plans to open a new venue at 2695 Post Street in Riverside. The new bar will be called Tipsy Manatee.

30. The Local

The Local is planning a third Jacksonville restaurant location in Five Points. The 3,970-square-foot building at 803 Lomax Street was previously occupied by Wells Fargo Bank.

31. Interstate 10 Widening Project

Construction continues on the $176.4 million widening of Interstate 10 from Interstate 295 to Interstate 95. project improvements include:

  • Widening from six to ten lanes

  • Construction of noise barrier walls at various locations

  • Improvements at the Day Avenue Pedestrian Tunnel

  • Improved drainage

  • Additional turn lanes and Lane Avenue and Cassat Avenue interchanges

  • Sidewalk, lighting and signage improvements throughout the project limits

The widening project is expected to be completed in early 2025.

32. Waffle Cone

Waffle Cone, a nostalgic ice cream experience serving soft serve, dairy-free, sugar-free, and gluten-free options, will be opening soon at 822 Post Street in Five Points.

33. The Courtyard on College

A partnership between JWB Real Estate Capital and Hart Resources LLC is in the process of developing an infill community named The Courtyard on College. The 1.1 acre project will be designed as a modern bungalow court style community with 19 single family houses.

34. Wawa

Wawa is in the process of developing its first urban core location in Murray Hill. Interested in sites located at signalized intersections with robust traffic, Wawa is redeveloping the northwest corner of Normandy Boulevard and Cassat Avenue. When complete, the new Wawa will feature a 5,943 square foot store with outdoor seating, 12 pumps, 55 parking spaces and 5 bike rack spaces on the 1.503 acre site.

35. Mixed Fillings Pie Shop

Mixed Fillings Pie Shop, a family-owned and operated pie shop at 2251 Oak Street, is in the process of relocating to a new location on Park Street in Five Points.

36. Seaboar Seafood and Barbeque

A restaurant called SeaBoar Seafood & Barbeque will be opening soon at 1018 Cassat Avenue. The space was previously occupied by Smokey’s Bar-B-Que.

37. Butt Hutt Smokehouse

The Butt Hutt Smokehouse plans to open a brick and mortar restaurant location at 3210 Roosevelt Boulevard. The building, formerly occupied by the Island Bar, is located on the border between Riverside/Avondale and Murray Hill.
