42. Tepeyolot Cerveceria
Luis Melgarejo is in the process of opening an Aztec-inspired themed craft brewery called Tepeyolot Cerveceria in San Marco. Tepeyolot will lease the entire 5,407-square foot building at 2136 Kings Avenue from owner TC Jax Holdings. It will be a brewpub with seating for 199, and Melgarejo plans to focus as much on the food as the drinks. The menu will feature Mexican light fare including tacos, sweet tamales, Mexican street corn, churros, and chips and salsa.

43. Fla Juice & Bowl
Fla Juice & Bowl will open soon at 1561 San Marco Boulevard. The café will serve smoothies, acai and pitaya (cactus fruit) bowls, cold-pressed juice, and Hawaiian-style poke bowls (cubed raw tuna and salmon served over sushi rice or organic mixed greens).

44. The Bearded Pig BBQ
The Bearded Pig BBQ restaurant at 1224 Kings Avenue recently announced its intentions to construct and relocate to a larger space at 1808 Kings Avenue. Land clearing and site work efforts are now underway for the restaurant. The Bearded Pig anticipates retaining the existing location for a future project. In addition, the new 125-seat location will include nearly 50 off-street parking spaces and an outdoor area for family-friendly activities.

45. The Exchange and Barlow
The development of San Marco Crossing continues to make significant progress. The development was recently rebranded into two separate projects. The four-story, 196-unit Exchange is expected to open in spring 2021. The four stories, the 290-unit Barlow is expected to open in summer 2021.
46. San Marco Promenade - Phase II
Jacksonville-based Chance Partners recently completed construction on the 284 unit San Marco Promenade at 1905 Promenade Way. Located on Philips Highway between Mitchell Avenue and River Oaks Road, site work is now underway on the development’s second phase. Just south of phase one, the 7.42 acre project will result in an additional 224 apartment units in the development. A third phase will add 10,000 square feet of retail space in front of the development for a single tenant or multiple users.
47. Square One
Sleiman Enterprises is in the process of restoring three historic commercial buildings in San Marco Square. Anchored by an 8,200 square foot structure and Starbucks Coffee, the project includes three buildings at 1972, 1974 and 1980 San Marco Boulevard. Originally the Towne Pump Drugs and Sundries, the Square One building (1974 San Marco Boulevard) dates to 1925. It was the first commercial building built in San Marco Square, and remains a centerpiece of the district. Sleiman Properties is considering splitting the building with separate tenants on the first and second floors.

48. Breezy Jazz Club
Downtown’s Breezy Jazz Club is in the process of moving to a larger location in San Marco. The new venue will occupy a 4,450 square foot location at 1402 San Marco Boulevard and accommodate 155. Envisioned as an upscale, high-end jazz club and cigar lounge, Breezy Jazz Club anticipates a November opening.

49. Pink Salt Restaurant and Wine Bar
Featuring Caribbean and coastal cuisine, the Pink Salt Restaurant and Wine Bar is in the process of relocated from Baymeadows to San Marco. The new restaurant will fill a 3,100 square foot space at 1430 San Marco Boulevard. Anticipated to open by the end of the year, the new 155 seat restaurant will offer breakfast, lunch, dinner and Sunday brunch.

Material handling company Briggs Equipment Inc. is in the process of renovating the former O’Steen Volvo dealership at 2525 Philips Highway. The $4.2 million project includes the demolition of the 15,547 square foot building’s interior and renovation of the 3.4 acre site.
