26. St. Vincent’s HealthCare Heart and Vascular Pavilion

Construction continues on a $55 million heart and vascular pavilion on King Street, on the campus of St. Vincent’s HealthCare. The 4-story, 75,000 square foot structure will include 30 medical and surgical rooms and 30 intensive care rooms. It will primarily be used for heart and vascular needs, including two nursing units devoted to caring for patients who undergo open-heart surgeries and other cardiovascular procedures.

27. MedMen Enterprises

MedMen Enterprises of Los Angeles, the country’s biggest medical marijuana provider, is in the process of opening a medical marijuana dispensary in the former Fans & Stoves building at 1059 Park St. in Five Points. Build-out of the 5,573 square foot space is now underway.

29. Ortega Park

Ortega Park Master Plan

The redevelopment of Roosevelt Square continues. Originally opening as an open air shopping center in 1961 and converted into an enclosed mall in 1968, Roosevelt was retrofitted back into an open air plaza by Atlanta based Dewberry Capital Corporation in 1997. Current plans call for revamping the shopping center into a 28.4 acre mixed use development called Oretga Park. As much as 100,536 square feet at the 311,220 square foot shopping center either has been or will be razed soon. 93,275 square feet of new retail and dining space will be added, along with an internal roadway and parking circulation system that will include two roundabouts.

30. Southern Grounds & Company

A non-contributing Shoppes of Avondale building at 3562 St. Johns Avenue was recently razed. A new 8,700 square foot building will be constructed at this location that will include a new 187-seat Southern Grounds & Company coffeehouse and two additional retail storefronts.

31. Extra Space Storage

The former Edgewood Theater in Murray Hill has been recently demolished. In its place, Jacksonville-based Silverfield Group Inc. is developing a three-story, 97,000 square foot self storage building for Extra Space Storage at 1195 Edgewood Ave. S. The developer also intends to eventually construct a 4,845 square foot retail space in front of the storage building.

32. Wawa

Now with 160 stores in Florida, two years after opening its first location in Jacksonville, Wawa is preparing to establish its first urban core location in Murray Hill. Wawa is redeveloping the northwest corner of Normandy Boulevard and Cassat Avenue. When complete, the new Wawa will feature a 5,943 square foot store with outdoor seating, 12 pumps, 55 parking spaces and 5 bike rack spaces on the 1.503 acre site.

33. One Bar & Lounge

Joe Gjergji plans to open a hookah bar and lounge called One Bar & Lounge at 2665 Park Street in April 2020. Serving lunch, dinner and hookah, the eatery will include a full bar with craft cocktails with a mix of Mediterranean and southern Italian cuisine.

34. Dollar General
