49. 1230 Hendricks Avenue

A demolition permit was recently approved to demolish the former Florida Baptist Convention property at 1230 Hendricks Avenue. Plans call for the site to become the home of a 345 unit, multi-story luxury apartment complex with 5,500-square-feet of ground-level retail and restaurant space with outdoor seating along Hendricks Avenue. Additional amenities include a seven-level, 526 space parking garage, rooftop terrace and bar.

50. State Road 13/Hendricks Avenue/San Jose Boulevard Resurfacing and Improvement Project

The Florida Department of Transportation (FDOT) is in the process of resurfacing and improving San Jose Boulevard/Hendricks Avenue (State Road 13) from Cornell Road to San Marco Boulevard. The $5.4 million project includes resurfacing three miles of roadway, restriping the shoulders to provide for new bicycle lanes, and the removal of on-street parking from Dunsford Road to San Marco Boulevard and from Cornell Road to Peachtree Circle North. The project is anticipated to be completed in spring 2019.

51. Liberty Storage

Orlando-based Liberty Storage Jacksonville San Marco, LLLP is in the process of building a $9 million self-storage facility at 1820 Kings Avenue. The three-story, 110,000-square-foot building is anticipated to be completed in early 2019.

52. The Posting House

Posting House LLC. plans to open The Posting House as a pub that will serve beer and wine in the building that dates back to 1945. Conceptual plans indicate the 1,600-square-foot pub would include up to 99 interior seats and additional covered outdoor seating along Hendricks Avenue. Intended to offer a contrasting low-key activity to the higher-traffic food and beverage venues presently operating in nearby San Marco Square, The Posting House could open in early 2019.

53. Baptist MD Anderson Cancer Center Parking Garage

Construction of a large parking garage associated with the Baptist MD Anderson Cancer Center project continues at 1235 San Marco Boulevard. When complete, the garage will consume most of the existing surface parking lot generally bounded by San Marco Boulevard, Interstate 95, the FEC Railroad and Nira Street. In addition, the project will add a shared use path along the north side of Nira Street.

54. 1639 Atlantic Boulevard

Work is underway on a project to convert and existing structure at 1639 Atlantic Boulevard into a mixed-use development. Rubin Companies plans include retrofitting the first floor of the 7,500-square-foot building into a restaurant and the second floor into office space.

55. 1555 San Marco Boulevard

Setzer’s Eighth Street Corporation is in the process of renovating a 3,096 commercial storefront at 1555 San Marco Boulevard.

56. San Marco Promenade

Construction continues on the $42 million first phase of Chance Properties’ San Marco Promenade. On the site of a failed 2008 redevelopment project, San Marco Promenade’s first phase will include 284 apartments and 10,000 square feet of retail on a 17.3-acre site along Philips Highway between Mitchell Avenue and River Oaks Road. A second phase at a future date could possibly bring the total number units at San Marco Promenade up to 650.
