11. FSCJ Dormitory

The Florida State College at Jacksonville (FSCJ) is in the process of converting the long vacant Lerner Shops Building into student housing. When complete, FSCJ plans to house up to 60 students in the structure at 20 W. Adams Street. In addition, FSCJ plans to open a “Panera-style” culinary café on the building’s ground floor that will act as showcase for the school’s culinary program.

12. Jacksonville Self Storage

Construction is now underway on a five-story, 90,000 square foot self-storage building at the intersection of Myrtle Avenue and Elder Street. The climate-controlled self storage facility is being developed by the Nuvo Company, LLC.

13. Gate Petroleum

Construction is complete on a new Gate gas station at the SW corner of Park and Forest Streets. Expected to open on January 5th, the $1.3 million gas station features 20 fueling positions and 6,401-square-foot convenience store with outdoor seating.

14. LIVE Bakery featuring Maria’s Baked Goods

The Live Bakery will be opening soon at 331 East Bay Street. Live Bakery will be an offshoot a Greek-based bakery operated by Maria Ferra at 5570 Florida Mining Boulevard South. The bakery will specialize in bread and dessert products. The 200 seat restaurant, bar and bakery will employ 15 people when it is completed in six to twelve months.

15. Houston Street Manor

Beneficial Communities, LLC, an affordable housing developer, plans to transform a vacant lot at 139 North Jefferson Street into a 72-unit senior housing development. Vertical construction continues on the $8.6 million, seven-story building with five floors for apartments over two stories of parking.

16. Burlock & Barrel Whiskey Distillery

The retrofit of a historic Brooklyn warehouse at 417 Magnolia Street for the Burlock & Barrel American Distillery is underway. Burlock & Barrel’s plans for the structure include a 3,000 square foot whiskey distillery to produce premium spirits and 3,400 square feet of space for on site point of sales.

17. Baptist Health Lot A Parking Structure

Construction nears completion on the development of a new parking garage for Baptist Health at 1051 Palm Avenue. The proposed garage will be a seven story building with an overall height of approximately 90 feet. The project will have a footprint of 116,793 square feet with a total of 817,551 square feet providing 2,247 parking spaces with 33 accessible spaces. The parking garage is needed to support the continued growth and master planning of the Baptist Medical Center on the Southbank.

18. Summer Classics

Summer Classics, a national manufacturer and retailer of high-end outdoor furniture recently purchased 1104 W. Adams Street for $1.2 million. Summer Classics plans to use the 12,000-square-foot building as a retail showroom, assemblage and warehouse. The furniture business plans to open the LaVilla location by spring 2018.

19. The Barnett

The SouthEast Development Group has started on the restoration of the old Barnett National Bank building at the intersection of Laura and Adams Streets. When complete, the Barnett will include 50,000 square feet of commercial office space and 100 apartments. The apartments, which will fill the top 11 floors of the 18-story building, should be ready by fall 2018 or spring 2019.

20. Lexington Hotel & Conference Center Jacksonville Riverwalk

Vantage Hospitality Group is investing up to $20 million in the renovation of the Lexington Hotel & Conference Center Jacksonville Riverwalk.

The hotel will remain open during the project.

The work will include an exterior re-facing, roof replacement, new windows, a renovated porte cochere in the front, the addition of a porte cochere at the entrance of the convention center in the back along Prudential Drive, a remodeled pool area, and a redesigned fifth-floor terrace.

In the ground-floor public areas, the lobby, lounge and restaurant will see significant upgrades. Carpeting will be replaced by hard flooring and new furnishings will be added throughout, in addition to the drop ceilings.

The lobby will be redesigned and moved closer to the front, opening up a sight-line to the pool area. It also will have a coffee bar and an art wall and water feature that will front most of the elevators, which now are exposed.

The expanded lobby lounge will be rebuilt with a loggia so that part of the seating area will be outside under cover.

The fitness center will be renovated and the ground-floor restaurant will be renovated with a covered outdoor seating area.</blockquote><div class="quotefooter"><div class="botslice_quote"></div></div></i>
