The owners of The Local restaurants are developing a new restaurant location in Five Points at 803 Lomax Street. The property was previously occupied by Wells Fargo Bank. The 160-seat restaurant and bar project will include a 6,579 square foot, two-story addition.

22. Interstate 10 Widening Project

Construction continues on the $176.4 million widening of Interstate 10 from Interstate 295 to Interstate 95. project improvements include:

  • Widening from six to ten lanes

  • Construction of noise barrier walls at various locations

  • Improvements at the Day Avenue Pedestrian Tunnel

  • Improved drainage

  • Additional turn lanes and Lane Avenue and Cassat Avenue interchanges

  • Sidewalk, lighting and signage improvements throughout the project limits

The widening project is expected to be completed in early 2025.

23. Atlantic Self Storage

Jacksonville-based Ash Properties is in the process of developing a new 150,000-square-foot, four-story Atlantic Self Storage facility at 859 Willow Branch Avenue. The property was the long time location of the closed Metro Entertainment Complex in Riverside.

24. The Courtyard on College

A partnership between JWB Real Estate Capital and Hart Resources LLC is in the process of developing an infill community named The Courtyard on College. The 1.1 acre project will be designed as a modern bungalow court style community with 19 single family houses.

25. Women’s Care Florida

AP Riverside LLC. is in the process of converting a former bank at 1232 King Street into a space that will be occupied by Women’s Care Florida. The medical office will be a non-surgical obstetrics and gynecology center. Ongoing work includes the development of a new surface parking lot that will include landscaping, drainage, pavers and lighting.

26. Don Eduardo Cocina Mexicana

Don Eduardo Cocina Mexicana, a new concept from the owners of Cinco de Mayo restaurants, intends to open this fall at 2665 Park St., at northwest King and Park streets in Riverside. The 5,000-square-foot restaurant is a concept of the Rodolfo and Maria Torres-Leon Family, which operates five Cinco de Mayo locations in Northeast Florida.

27. Riverside Presbyterian Church of Jacksonville

The Riverside Presbyterian Church of Jacksonville is in the process of expanding its religious campus in Five Points. The area of focus involves properties situated at the intersection of Post and Oak Streets.

28. Artist Walk

Construction is underway on a new skate park and Artist Walk under Fuller Warren Bridge. The Artist Walk will extend three blocks under the Fuller Warren Bridge overpass between Riverside Avenue and Park Street. The $8.8 million park is being developed by the City of Jacksonville and the Florida Department of Transportation, and is considered to be the latest addition to the 30-mile Emerald Trail system currently under construction. The project is designed to serve as a visual gateway between Riverside and Brooklyn. Construction should be completed by mid 2025.

29. Edgewood Avenue Roadway Improvements

Construction is underway on the Edgewood Avenue Roadway Improvement project in Murray Hill. Funded by the Florida Department of Transportation, the $5.3 million project will include the following improvements on Edgewood Avenue from Edgewood Avenue South from U.S. 17 (State Road 15) to Lenox Avenue and Lenox Avenue from State Road 111/Cassat Avenue to Edgewood Avenue South:

  • Repurposing four through travel lanes into two through travel lanes on Edgewood Avenue South to install bicycle and shared use lanes throughout the project limits
  • Installing three new mid-block crossings with flashing beacons between Mayflower Street and Corby Street, Antisdale Street and Post Street and Post Street and Jasmine Place
  • Relocating traffic signal heads due to lane repurposing
  • Cleaning and re-coating the U.S. 17/Roosevelt Boulevard bridge
  • Connecting existing sidewalk with newly constructed sidewalk
  • Upgrading ADA curb ramps
  • Upgrading existing pedestrian signals and installing new pedestrian signals
