Mixed Fillings Pie Shop, a family-owned and operated pie shop at 2251 Oak Street, is in the process of relocating to a new location on Park Street in Five Points.

35. Tipsy Manatee

The owner of Downtown’s The Volstead speakeasy-style bar plans to open a new venue at 2695 Post Street in Riverside. The new bar will be called Tipsy Manatee.

36. The Local

The Local is planning a third Jacksonville restaurant location in Five Points. The 3,970-square-foot building at 803 Lomax Street was previously occupied by Wells Fargo Bank.

37. SouthState Bank/King Street Redevelopment

A new bank branch is being built for CenterState Bank at 1234 King Street. The construction of the smaller 3,000-square-foot banking operation will allow for the future redevelopment of the 2.97-acre property.

38. Ortega Park

Ortega Park Master Plan

The redevelopment of Roosevelt Square has neared completion. Originally built as an open air shopping center in 1961 and converted into an enclosed mall in 1968, Roosevelt was retrofitted back into an open air plaza by Atlanta-based Dewberry Capital Corporation in 1997. Current plans call for revamping the shopping center into a 28.4 acre mixed use development called Ortega Park. As much as 100,536 square feet at the 311,220 square foot shopping center either has been or will be razed soon. 93,275 square feet of new retail and dining space was recently added, along with an internal roadway and parking circulation system.

39. The Courtyard on College

A partnership between JWB Real Estate Capital and Hart Resources LLC is in the process of developing an infill community named The Courtyard on College. The 1.1 acre project will be designed as a modern bungalow court style community with 19 single family houses.

40. State Road 211 (St. Johns Avenue) Improvements

The Florida Department of Transportation (FDOT) is nearing completion on intersection improvements along St. Johns Avenue (State Road 211) from Herschel Street to Canterbury Street. Improvements include the replacement of two signalized intersections in the area with roundabouts, sidewalk enhancements, new parking over Fishweir Bridge and new signage. The $1.2 million project is expected to be completed in summer 2022.

41. Josephine

Josephine, an Italian restaurant concept, is in the process of renovating the former Barrique Kitchen & Wine Bar in Avondale. The 5,200-square-foot restaurant is expected to open at 3563 St. Johns Avenue in fall 2022.

42. Wawa

Wawa is in the process of developing its first urban core location in Murray Hill. Interested in sites located at signalized intersections with robust traffic, Wawa will redevelop the northwest corner of Normandy Boulevard and Cassat Avenue. When complete, the new Wawa will feature a 5,943 square foot store with outdoor seating, 12 pumps, 55 parking spaces and 5 bike rack spaces on the 1.503 acre site.

43. Sanctuary Cannabis

Sanctuary Cannabis is planned for 1070 Edgewood Avenue South in Murray Hill. Sanctuary is a multi-state cannabis dispensary providing premium cannabis products for medical patients and recreational customers alike.
