<h1>2005 Extension to Riverside</h1>

The Northbank Riverwalk was expanded from Pearl Street to Interstate 95 in 2005. The $6.2 million extension was funded by the Better Jacksonville Plan and included a pedestrian overpass over the FEC Railroad.

CSX Transportation is a Class I railroad and the largest corporation headquartered in Jacksonville. The CSX building was completed in 1960 for the Atlantic Coast Line (ACL) Railroad. Originally based out of Wilmington, NC, the ACL selected Jacksonville over Savannah and Charleston for its new 17-story headquarters in 1956. The 251-foot tower replaced the ACL’s downtown Jacksonville railroad terminals and wharfs.

In a common scene throughout the downtown area, fencing cuts off the potential enhancement and usability of complementing spaces that should be seamlessly integrated.

The Florida East Coast (FEC) Strauss Trunnion Bascule Bridge was completed in 1925. It replaced a single-track swing bridge built by Henry Flagler, that opened on January 5, 1890. The current bridge was designed by Joseph Baermann Strauss. Strauss was the chief engineer of the Golden Gate Bridge in San Francisco.

The 1,645-foot Acosta Bridge was completed in 1994. It is named in honor of City Councilman St. Elmo W. Acosta and has a vertical clearance of 81 feet. It replaced a three-lane lift bridge that was known by locals as the Yellow Monster. Opening in 1921, the Yellow Monster was the first automobile bridge constructed across the St. Johns River. The original early 20th century bridge was the result of Acosta convincing voters to approve a 950,000 bond issue for its construction.

With roots dating back to 1864, the Florida Times-Union developed this five-story, 55,000-square-foot office building and two-story, 225,000-square-foot production facility adjacent to the FEC railroad line in 1967.

Due to digital technology and changes in the newspaper industry, a large facility with rail access to print newspapers is no longer needed. As a response, in June 2016, the Florida-Times Union decided to put its 18-acre waterfront property on the market, creating a new potential redevelopment opportunity along the Northbank Riverwalk.

The five story, 137,000-square-foot St. Joe Building was built for the St. Joe Company in 2003. A few years later, the company relocated its headquarters to Watersound, FL. In In 2012, Raymond James leased 18,000 square feet, leading to the structure being renamed the Raymond James Building.

EverBank Plaza is the most recently built office tower in downtown Jacksonville. Completed in Fall 2008, the 12-story building includes 200,000-square-feet of office space and a five-story parking garage.

Adjacent to EverBank Plaza, the Alfred I. duPont Testamentary Trust is one of America’s most generous supporters of pediatric healthcare. Established in 1935, the Trust has distributed more than $2.7 billion to its primary beneficiary, The Nemours Foundation, for the care and treatment of children primarily in Delaware and Florida. In 2007, construction began on a new 46,600-square-foot headquarters building designed to reflect the duPont family’s legacy and Trust’s history. Topped with a glass-topped atrium and several elevated terrace gardens, the $20 million building was completed in 2008.

Fidelity National Financial, Inc. (FNF) is the country’s largest provider of commercial and residential mortgage and diversified services. A Fortune 500 company, FNF also owns a host of other companies including Black Knight Financial Services LLC, ServiceLink Holdings LLC, and other operations. It also owns the J. Alexander’s restaurant chain, a 55% stake in American Blue Ribbon Holdings, LLC (O’Charley’s, Ninety Nine Restaurant, Village Inn, and Bakers Square concepts) and a 51% stake in Pendelton, Indiana-based Remy International, Inc. Remy a leading worldwide manufacturer, remanufacturer, and distributor of starters and alternators for light vehicle and commercial vehicle applications, locomotive products and hybrid electric motors.

Black Knight Financial Services is a company that provides integrated technology, services, data and analytics solutions to the mortgage and real estate industries. Initially a Fortune 500 company called Lender Processing Services (LPS), it was acquired on January 3, 2014 by Fidelity National Financial and rebranded as Black Knight.

Located under the Fuller Warren Bridge (Interstate 95), the Riverside Arts Market (RAM) opened on April 4, 2009. Averaging 7,500 visitors every Saturday from 10:00am to 4:00pm, March through December, RAM is a family destination that is one of the most unique arts and entertainment venues in Northeast Florida.
