Harbor East - Baltimore, MD

Here are a few images of Harbor East in Baltimore, MD for a visual idea of what The District could resemble at buildout. Harbor East is located between Baltimore’s Inner Harbor and historic Fells Point neighborhoods. Like The District, this infill development replaced a former waterfront industrial area.

The initial plan for Harbor East stressed both sidewalks and streets to connect residents and visitors to the waterfront. The “public space” anchor of the development is a 2,000-foot long waterfront promenade tying the Inner Harbor with nearby residential areas. Today, Harbor East is a popular urban destination for bikers, joggers, and leisurely strollers. Its mix of uses feature several high-rise hotels, apartments and office buildings within a walkable setting. Retail tenants include a Whole Foods Market, CVS Pharmacy, a Under Armour flagship retail store, a multiplex movie theater and several restaurants.

RummellMunz’s The District will be developed over three phases. Phase 1 will include 500 residential units, 200 hotel rooms, 94,400 square feet of commercial/retail and 200,000 square feet of office. RummellMunz expects to announce the hotel operator by early fall 2016. The first buildings are anticipated to be completed by the end of 2019. Phase 2 will add 200 residential units and 100,000 square feet of commercial/retail spaces. Phase 3 will complete the development’s buildout by adding 470 residential units and 91,100 square feet of commercial/retail space. The District will be unique for Jacksonville in that it will integrate the natural and virtual environments with a focus on design to support healthy living.
