16. The Strand

At the intersection of Town Center Parkway and Gate Parkway, The Strand is a 45-acre mixed-use project nearing completion by Preferred Growth Properties. The largest of the current Town Center Parkway developments underway, The Strand will include as much as 500,000 square feet of retail and restaurant space, 400 hotel units and 500 multifamily residential units at build-out in 2018.

17. The Crossing

Located on the west side of Gate Parkway, The Crossing is a 9.3-acre development being built by Preferred Growth Properties. Its tenants will include Wawa, ABC Fine Wine & Spirits, PDQ Chicken and Goo Goo 3 Minute Express Wash.

18. Bay95 Shopping Center

A new 14,400 square foot shopping center is now under development at the intersection of Baymeadows Road East and R.G. Skinner Parkway. Called Bay95, the project is being developed by Property Theater, LLC.

19. Ciel Apartments

Construction is underway on WRH Deerwood LLC’s 400-unit Ciel Apartments on 16.6 acres at the northeast quadrant of Butler and Southside Boulevards. Located on Deer Lake Drive, the development will contain 232 one-bedroom, 144 two-bedroom and 24 three-bedroom units.

20. Inspired Living of Jacksonville

Inspired Living of Jacksonville, a $22 million senior housing center is construction at 10776 Burnt Mill Road. Being built on 24.12 acres, the Senior Living VII, LLC project is designed with 43 memory care units and 109 assisted living units in a 127,234-square-foot building.

21. Gateway Village at Town Center

Construction is underway on a mixed-use development by Cantrell & Morgan. Called Gateway Village at Town Center, the project is located on an 18.5 acre site at the intersection of Gate Parkway and Deerwood Park Boulevard. When fully built out, the $75 million Gateway Village at Town Center project will include a 289-unit luxury apartment complex, a Racetrac gas station/convenience store, an urgent care facility and over 38,000 square feet of retail uses.

22. Cypress Plaza Business Warehouses

32.63 acres owned by Cypress Plaza Properties, Inc. is in the process of being cleared for the development of business warehouses. The site is located between Philips Highway and Baymeadows Way, just south of Cypress Plaza Drive.

23. Hampton Village

Ash Properties intends to construct a mixed-use office/retail development at I-295 East Beltway and Gate Parkway. Ash plans to break ground on the first two-story retail/office building in the first of the year. A six-story office building with a ground floor destination restaurant and rooftop bar will serve as the development’s main structure. Construction won’t begin on this building until it’s 50% leased. In addition, a parking garage with retail on the ground floor will be included on the site. The final phase will include a fourth building featuring 80,000 square feet of space.
