GENERAL INFORMATION

DDRB Application 2020-021 seeks Final Approval for an adaptive reuse of the building located at 404 N. Julia and the construction of a new 8-story apartment building with attached 8-story parking deck. The proposal is to historically renovate the building located at 404 N. Julia into the main lobby of the complex, to create an additional 29 residential apartments within the structure and add 3240 square feet of commercial/retail space. The new construction is an 8-story residential apartment complex which will provide 103 apartments along with an 8-story precast concrete parking structure which will provide 487 parking spaces. The applicant received the final COA with conditions on April 12, 2022. The proposed renovation of the theatre has changed due to NPS not allowing the addition of windows for the apartments to the building. Due to this the development lost seven apartments that were proposed within this building. The site is 0.22 acres in the Central Core Overlay District. The site is bounded to the North by Church Street and the Ambassador Hotel to the East by Julia Street to the South by Duval Street and to the West by Pearl Street.

DDRB Application 2021-013 seeks Final Approval for the construction of a mixed-use development which includes a Four Seasons Hotel, Residential Units, Office Tower, and River Club. The project site is 24.7 acres and includes Kids Kampus and Metropolitan Park. The project site is bounded to the north by Gator Bowl Blvd to the east by Metropolitan Park, to the south by the St. John’s River and to the West by vacant land/shipyards west.
