Seven years after the original idea publicly surfaced, a plan to add retail storefronts to a parking garage at 841 Prudential Drive is back on the table.

Encinitas, CA-based ShareMD plans to add a retail component to the 1,124-square-foot parking garage to provide an amenity for the tenants, staff and visitors to the adjacent 841 Prudential Drive building, Baptist Medical Center and an 8-story apartment building currently under construction nearby.

With Robbins Design Studio serving as the architect and Connelly & Wicker, Inc. as the civil engineer, the latest attempt to add retail in this location dramatically differs from a 2013 plan by former property owner South Shores Group Partners, LLC.

While the 2013 plan proposed the construction of a new 5,100 square foot building adjacent to the garage, the ShareMD proposal would remove spaces within the existing garage to carve out 12,280 square feet of core and shell retail space for future tenant development. With the ground floor conversion largely taking place within the garage’s existing footprint, the constrained site would have ample space for outdoor courtyard seating.

Seeking conceptual approval from the Downtown Development Review Board on November 12th, here is a look at the latest plans to add storefront retail spaces at 841 Prudential Drive.
