PROJECT DESCRIPTION

318 Broad Street is a Historic Landmark Building originally constructed in 1901/1902 as a two-story residence. In 1913, the residence was moved to the rear of the property and connected to a new 2-story masonry commercial structure fronting Broad Street.

The building housed multiple mercantile uses over the years such as a grocery store, meat market, and furniture store, while the rear remained rental residential units. The building was occupied by Progress Furniture Store until the late 1990s and then was used as furniture storage for another company following. It has remained vacant for numerous years.

The renovation will restore the building to a mixed-use property with a mercantile suite facing Broad street on the first floor, and a Co-Work office space in the rear level 1 suite. Level 2 shall be comprised of additional co-work space on the Broad Street side of the building, with a single apartment occupying the rear.

The building is two-stories and approximately 6,300 sf total.
