3. San Marco Crossing 2118 Kings Avenue

Construction is underway on an 8.86 acre infill development along two blocks of Kings Avenue between Olevia Street and Mitchell Avenue. Breaking ground in summer 2019, the $69.2 million Chance Partners project will include 486 multifamily units, a parking garage and resort like amenities when it is completed in July 2021.

2. San Marco Promenade 1905 Promenade Way

Construction continues on the $42 million first phase of Chance Properties’ San Marco Promenade. On the site of a failed 2008 redevelopment project, San Marco Promenade’s first phase will include 284 apartments and 10,000 square feet of retail on a 17.3-acre site along Philips Highway between Mitchell Avenue and River Oaks Road. The project should be completed by March 2020. A second phase at a future date could possibly bring the total number units at San Marco Promenade up to 650.

1. Tepeyolot Cerveceria 2130 Kings Avenue

Tepeyolot Cerveceria, an Aztec-inspired brewpub serving Mexican food, is proposed for 2130 Kings Avenue. According to owner Luis Melgarejo, the brewpub will seat 199, serve Mexican-style lagers, IPAs, stouts, ales, ciders, wine and possibly sours. Street corn, tamales, churros, tacos, chips and salsa and quesadillas will also be on the menu. The brewpub will occupy a 5,488 square foot structure that was built in 1953. The building is one of the last remaining from the areas days as a San Marco Square-style streetcar anchored district called Times Square. Times Square was largely razed for the construction and additional widenings of I-95 decades ago.
