6. East San Marco

239 residential units

East San Marco may be the urban core’s most anticipated infill development.

Located on 4.33-acres at the intersection of Hendricks Avenue and Atlantic Boulevard, the $60 million project will include 239 apartment units, a 32,500-square-foot Publix and 13,500-square feet of street level retail space.

It appears the wait for its construction may be over. Jacksonville-based Whitehall Realty Partners plans to break ground on the project before the end of summer 2016. The project should be completed by late 2018.

5. Houston Street Manor

72 residential units

Beneficial Communities, LLC, an affordable housing developer, plans to transform a vacant corner at Jefferson and Houston Streets into a 72-unit senior housing development.

In addition to a $115,000 local government contribution commitment from the Jacksonville Housing Authority, the $18.6 million apartment development has been approved for $15.8 million in tax credits from the Florida Housing Finance Corp. Called Houston Street Manor, the 7-story project must be completed by December 2017.
