4. Kings Avenue Station P3, LLC : Kings Ave. Station, 1201 Kings Avenue

Located just south of I-95’s Overland Bridge, Kings Avenue Station P3, LLC. proposes to replace this surface parking lot with a new JEA corporate headquarters building.

1201 Kings Avenue represents the only true transit oriented development site under consideration by JEA, adjacent as it is to the Skyway’s Kings Avenue Station. It is also the only site that would not require the construction of an additional parking garage. Taking advantage of an underutilized property, Kings Avenue Station P3, LLC. proposes to redevelop surface parking lots and an existing retention pond surrounding the Kings Avenue Garage with an eight-story corporate headquarters for JEA and additional office buildings. Of the five properties under consideration, this site offers the JEA maximum visibility to Interstate 95 and is in the midst of Northern San Marco’s popular Hendricks Avenue which is filled with bars, craft breweries, restaurants, retail and with more infill on the way. In addition, while this site would see the removal of 836 employees from the heart of downtown, it is directly connected to a Skyway station, making it easily accessible to the urban core without the use of a car. In the event, JEA ever finds itself in need of more space, the building would be designed to be able to accommodate additional floors.
