DDRB Application 2025-005 seeks a Conceptual Approval for Block N7 of the Pearl Street District, located in the North Core District. The subject site is approximately 1.5 acres and is bounded by West Union Street and West Beaver Street to the north and south, respectively, and by North Hogan and North Laura Street on the west and east, respectively.
The proposed development occupies the entire block. The Block N7 project includes demolition of the existing structure and new construction for apartment units, parking, and 39,000 square feet of retail. The development includes a 15-story residential use tower with approximately 250 residential units, a six (6) levels of parking, a 32,000 square feet full-service grocery store and ground floor retail space. The design provides for active retail frontages along Union, Beaver, and Laura Streets.
