GENERAL INFORMATION
Application 2026-005 seeks Final Approval for the renovation of the Gateway Ambassador Hotel, a locally designated historic landmark. The project has received a Certificate of Appropriateness (COA) in accordance with Chapter 307 of the City of Jacksonville Ordinance Code. The proposed scope of work includes renovation of the existing structure for adaptive reuse as a boutique hotel, including interior modifications to accommodate guest rooms, a guest lounge, and restaurant and bar amenities. The historic façades will be preserved and repaired as needed in accordance with the approved COA.
Pursuant to Sec. 656.361.7.1.F.7, Ordinance Code, any locally or federally designated landmark, or any structure located within a designated historic district, is governed by the provisions of Chapter 307. The provisions of Sec. 656.361 shall apply only to the extent that they do not conflict with Chapter 307. These structures are exempt from DDRB Conceptual Review and are required to receive Final Approval by the DDRB following issuance of a COA. Accordingly, staff review is limited to applicable Downtown Overlay standards that do not conflict with the approved COA and Chapter 307.
